The following information discusses the different methods of construction in order to give our client options as to which course of action would be best for their project.

Types of contract arrangements:

Turnkey Contract
General Contractor bids the job based on a completed set of drawings and specifications generally supplied by an architect who includes architectural, civil, mechanical and electrical engineered drawings that are approved for construction.

Construction Management
General Contractor furnishes construction, administration, and management services and strives to complete the project in the most economical manner. The contract is based on a total cost of the job plus a construction manager's fee.

Negotiated Contract
General Contractor performs a defined task for a specified sum for the duration of the project, no matter what the final cost of the project is. This method can be integrated with a design/build contract.

Design/Build
This contract method has become the most popular and efficient in the industry today. The general contractor establishes a team that combines the client with the architect, civil, MEP engineers, estimators and the project managers. By utilizing the team approach, the project can be designed to meet all the client's needs and maintain a control on construction cost. Typically, the design/build concept can save two to four months in construction time. Huffco Services' four-phase design/build process allows the client more control over cost. Phases of Construction:

Preliminary Phase
Huffco Services combined with the project team transforms your ideas and requirements in to preliminary conceptual drawings. Cost projections (budgeting pricing) and construction work surveys are provided. Value engineering allows you to see how different designs and construction methods affect cost and material selections. Site planning and a master plan are developed.

Construction Documents and Submittals
Final design criteria has been approved. AutoCAD drawings are produced reflecting the architectural drawings, civil drawings, mechanical, electrical, plumbing drawings. Specific construction documents and details are generated. County and city permitting is in process.

Pre-Construction Phase
Huffco Services requests bids from subcontractors and suppliers to finalize the construction cost. A complete review of all construction cost and bids are reviewed with the client. Contracts are reviewed and awarded with selected subcontractors and suppliers. A Gantt schedule for the project is created. This schedule demonstrates not only the amount of time required to complete the project, but also the interrelationship in time for the various efforts to be performed over the entire project period.

Construction Phase
Huffco Services uses the critical path method to ensure job control and resource efficiency. Weekly meetings between the project manager, superintendent and subcontractors provide a system of accountability that result in strict adherence to the schedule. The end result is a quality project delivered on time, and within budget, while maintaining customer satisfaction.
